Every real estate agent knows that filling out a mls statement is pretty straight forward. There are lots of things to fill out, some are mandatory and some not mandatory. I have heard agents complain about there only being one photo or no info where it asks for square footage. Personally i can handle those, my pet peeve is when the heating and hot water info is filled in as electric as if it were a default answer. It may not be a big deal for most but there are some clients that specifically want natural gas or propane heating. I would also understand if this were something very technical that is hard to figure out, but if you see a yellow flexible pipe going to the hot water heater or the furnace, that its a dead giveaway, or you could ask the owner but lets not get crazy. So whats your pet peeve?

OK, this is probably just me, but I think EVERYTHING...ALL THE INFORMATION you need to write an offer should be in the MLS information. You should be able to take a MLS sheet and write a complete offer. Our local MLS leaves a lot to be deisred.
My MLS pet peeve is only due to our great MLS. We (agents) receive anemail confirmation on all showings. Agents who don't offer the courtesy of letting another agent know that the property they are about to show is under contract really burns me!
Hmmmm I have to think about that one....One that comes to mind is when the info is readily available, and the listing agent omits it, like year built!
Or how about when they list 2 bathrooms, and one is a "gas station" quality bathroom in the basement....buyers are always disappointed!
Mine are homes, even foreclosures, with one or less photos. If they would post the photos, good or bad, I wouldn't have to call and ask about the condition of the home so I could decide if it's worth looking at. One agent here has several non foreclosure listings and his descriptions sound heavenly. Yet, there's only one photos. NEXT!
not listing the HOA fees ... it is very important.. oh and the recently .. repainted .. recently is not last year
One of mine is that the subdivisions are not a drop down menu (like here in AR and many other places), so when I try to do a search using a subdivision - not many houses show up, because agents can write anything they want on that field, or use what is autopopulated from county records, which is most of the time different than the actual "common" subdivision name. ~Rita
When the MLS lists that there are 4 bedrooms and a study. When you get to the house there are only 4 bedrooms. So you call the agent to ask where the study is and they say that one of the bedrooms could be used as a study. This happens more often than you would think.
My pet peeve is those agents that don't understand/follow board rules to allow access. Our board rules are that if the listing says LOCKBOX, it must be a SUPRA. Nada acceptance. There are homes with combos listed as lockbox. Of course the listing does not provide the combo in confidential remarks.

When there is a need for a gate code and it is not in the MLS.
NO photos on the sheet and incomplete information!
No pictures, no room sizes, and no directions upset me.
Agents who put in the minimum mandatory information with no comments just to get the listing into the MLS.
Ok all of your ideas bug me too! But since Kenna mentioned it, I would love to have the drop down box for subdivisions. The subdvision names around here have been submitted so many different ways you have to do ten searches just to find one development! Thanks for all your comments
My pet peeve is trying to find the lockbox. I have a lot of condos in my area that are huge complexes. The comments will say lockbox on stair railing and there could be three staircases. So I am running around trying to figure out which staircase!
No room sizes, for sure. It drives me nuts when I see that agents haven't taken the time to even estimate the size of rooms.
