Agent Open House VS Client Open House

I am trying to figure out what kind of open house is the most effective. The pros of the Agent Open House is typically put them on during the week, easier to get agents to your house than clients, Great way to get feedback on your listing. The pros of Client Open House is possiblity of finding new clients to work with, Help build  your contact lists for future clients. If you are only going to have one, which is the best?

I find that I get many buyers into the agent open houses also...like to work with the other listings in the area and coordinate a big broker preview...and get lots of exposure...we all pitch it and it's great for networking as well as new clients.

Aaron, why only one?  You can have the Brokers' Open some time during the week and then an Open

House for the public later.  For instance, we typically have the Brokers' Opens on Tuesdays after Office

Meetings and we tour in groups.  The public Open can be on a weekend (try a Saturday just to be different,

or after school if you have a nearby school, or, on-your-way-home-from-work). There's a lot of flexibility

there and you should be able to do each kind of Open. It doesn't have to be Sunday afternoon.
